Alcatel-Lucent Head of BJ Site Operations in Beijing, China
Establish and develop relationships with local Nokia Networks business and Nokia Networks employee representatives to understand their business, strategies and plans in order to ensure that RE services and solutions meet business demand.
Prepare, route and submit Capital Expenditure Requests (CER) to RE Head of Region for final approvals in cooperation with collaborators, and Property Portfolio Managers.
Through Nokia Networks Collaborators (PMO, WS, TS), monitor service providers performance ensuring that KPIs, local services and processes are in line with the agreed RE practices and ensure management of day to day churn and space planning/projects. Establish performance management reviews for provisioning of leasing, acquisition, divestiture and other transaction services.
Ensure that Regional operational plan objectives are implemented in the Sub-Region.
Ensure accurate RE information on location, building, space and environment in compliance with corporate governance and SOX regulations
Manage RE cost center(s) including budget, LE and cost allocations to BU s. Coordinate with Collaborator and PMO non-transaction related CapEx spend related directly to any customer requirement.
Develop saving plans to drive efficiencies for the sub region with support from country leads and collaboration partners and the Property Portfolio Manager in transaction related projects,
Deliver RE solutions to stakeholders in sub-region with the support of functions and collaborators, incorporating all aspects of the project process including change management and end-user support for workplace projects promoting the Modern Office concept where required.
The successful candidate will possess the following required degrees, certificates or competencies:
Minimum 5 years of professional experience in the field of Workplace (Facilities) or Real Estate.
Degree (BS/BA/BSc) or equivalent qualification in workplace (facilities) or real estate.
Knowledge and experience of workplace planning, workplace (facilities) management and project management, understanding of the day-to-day operations of workplace facilities and proven success in meeting customer needs
Experience in managing collaboration relationships within workplace (facilities) management and directing these collaborators effectively to deliver on corporate requirements.
Negotiation and management skills, especially with respect to others (collaborators) who may be outside the standard management reporting structure.
Understanding of real estate portfolio management to be able to assist in local discussions with landlords and collaborators.
Understanding of workplace financial and other performance issues and metrics; experience with taking responsibility for cost reporting and tracking; fluency in financial and budgeting processes.
Ability to handle multiple and complex tasks simultaneously, and to set priorities and allocate resources as required.
Business relationship management skills, ability to balance requirements set by NSN/RE and the local business, confidence and poise under pressure.
Business consciousness, commitment to excellence, efficiency, drive for quality. Should be flexible, open to new ideas and result orientated.
Skilled in decision making, influencing & persuasiveness, have initiative, use interactive communication, networking, planning & organizing, and problem solving.
Experience in representing RE in cross functional forum (RE, IT, INP, HR, and Security) for sub-region
